Offerpad

Website traffic and advertising review

What Ivan found
  • Forms fire only button clicks, so no pixel events support remarketing
  • Add captions because most mobile viewers watch ads without sound
  • Competitors run near-identical ads, leaving room for a different approach

Recorded by Ivan Janku for Offerpad. Unscripted, language included.

00:00Hagan, uh, even though you said that you're scaling quite fast and by the way, congratulations on the results so far in that you had a new record.

00:08I took the Liberty of going through a website traffic website and also advertisement just to see if there are some things that we can potentially improve.

00:15So, first of all, uh, I saw that most of your traffic is either from search or direct to basically means that you get a lot of people finding in Google or through a couple of other sources, which is great. But then that leads a lot of other sales channels to

00:28have a lot of room for improvement. So, first of all, I checked out your website and it's amazing. It works really well, but there are a couple of things that I would improve when it comes to tracking, uh, mainly regarding Facebook.

00:38So I opened up a account, uh, one of our clients in Australia, just to show you one quick thing.

00:44So you can have a lot of different events here. So really depending on, uh, what's going on, you can have like additional, like you send the request at the contact or complete registration, or is a lead or submit to the implication, for example, to sell a house. Um, I tried to fill out a couple

00:59of your forms. Some, I managed to go through some identity, but on none of them, I saw your pixel events fire.

01:05So basically it means that you're just tracking the basic stuff and that a lot of the things that you could potentially remark that you are not able to remark it. So, as an example, we have this where I fill out to, uh, for you guys to reach out to me, and there's nothing that's fired here,

01:19except the button clicks. So potentially this can be a contact form.

01:22And then if somebody reached out and you tried to call them in, they never picked up. You can potentially remark to them through multiple different channels, but if you don't have the pixel events at the properly, you're basically blind to it. When it comes to Facebook,

01:34of course, uh, same goes for here. Now I have an issue with the zip code. I'm, I'm just, I went through a lot of different things, but basically if you filled out this completely, the idea would be that you have a complete registration at the end,

01:45and then those people should be remarked as, as much as possible to show how your company's rate, how people have great results that they're happy with your service.

01:53So, uh, when I checked out a couple of your ads, most of the ads on top are basically people's, uh, with really good experience with your company.

02:01So basically people that are signing up or potentially are thinking about selling or buying a house through, you should see those ads and they are the perfect target to just warm them up for the final decision.

02:11Because of course, if they found you, they can find a couple of other competitors without a problem. And then every, every second and every advantage counts. Now, another thing that I wanted to point out with your ads is that most of your ads are going to be hitting people on the phone. So those

02:25people are gonna be moving around. They might be on an office, they might be in a park, whatever they might not be able to hear your videos. So one of the main things that I suggest is for you to add captions to every single video and to try and show we're

02:39offering to try and be visible because 95% of people are not going to have any audio.

02:44So that's the first step. There are a couple of really cool ads here, most animations, but these are the one in the same thing.

02:50I would add a lot of different variations. I know that your company's colors are orange, but some other color might also be better for you.

02:56So really you should try and test the wider net and just see what's going to happen. Uh, another thing is I would test like faces of people are showing up a specific problem. Like you don't want to get scammed out of a lot of money or you don't want to get to,

03:09um, you don't want to pay and you don't want to be paid less than your house is worth or something like that, or get your money's worth for your house. It's just something that people are really afraid of getting scammed or get just getting ripped off.

03:20So focusing on those emotions should be a much stronger engagement than just showing numbers. Okay.

03:27Um, so I'm not going to continue through this, but I'm going to show you that a couple of your competitors, basically your competitors are doing exactly the same thing, which is kind of concerning because if you're all doing the same thing, that means there's somebody that can potentially disrupt the whole advertising market on the

03:42platform. If they have a unique, uh, a unique, uh, approach to this whole situation.

03:48So, uh, these guys tried, uh, basically what you did, but with a twist of like big news or something like that, um, this is a decent approach that we tested in.

03:56A lot of markets it's usually works decently where you just basically call out the specific, uh, regions three or whatever you're going to target and just hold it when they read the name or something that's relevant to them, they're going to react better.

04:09So that's a couple of ideas that you can just take through that you can go to this and research any single one of your competitors that you would like, uh, when it comes to realtor, they're basically again doing the same thing, but what they like here is that

04:21they potentially are, they're going to do dynamic product ads. So basically anytime that somebody searches a specific cost or a specific region or something like that, you can have a dynamic product catalog, et cetera. So if I check out, for example, now a house in Texas, it can continue showing me through that dynamic catalog,

04:36only the houses in Texas. You want to do that because then that's really extremely relevant to me. Another reason is that dynamic product ads are always going to be cheaper. And then the conversion as that, you're probably running right now, mainly because it's a different category.

04:51It's not a conversion campaign, it's a capital sales campaign. Uh, and that, uh, because of that, those campaigns are going to be in a lower CPM bracket.

04:59And usually that's what makes them the most cost effective and just your biggest moneymaker. So I will try to set that up.

05:04It really depends on how backend of the website is set up though.

05:08So besides that there are a lot of different options. Like people here are selling houses and showing houses, which is okay. Another approach is, um, you can try in different languages.

05:17So for example, if you're targeting a place where there's a dominant Spanish speaking population, you can go with Spanish ads, mainly a Spanish.

05:24That should be interesting because most people are going to be targeted with, uh, as in English or in any other language.

05:30So if you hit them with their language, they are going to respond way better.

05:35So this is just a quick rundown. I think that, uh, what you're doing is amazing. And I think that current, your current market is like insane that something like this never happened before, but you know that already. So I think that every advantage counts and I

05:48would love for you guys to try and implement all of these things.

05:51Uh, if you need any additional information or if you want to jump in on a call and just go deeper into all of the possibilities, how your Facebook advertising can be much more effective and basically deadlier to your competition. Let me know. I leave my Google.

06:04Uh, I'll leave my calendar links. You can book a call whenever you like, thanks so much for the time. Take care. Bye.
